Overview
Charlie Mileski’s creative strategies help tenants and landlords navigate the opportunities, risks and challenges that arise in commercial and retail leasing matters. He also handles commercial and residential sales and solves construction-related concerns.
Highly organized and attentive to clients’ needs, Charlie focuses on finalizing deals and protecting clients’ interests. He draws on deep knowledge of current laws and industry trends to quickly identify the critical issues impacting their agreements.
Charlie has delivered creative solutions for a diverse group of landlords and institutional and retail tenants across a wide range of industries. With that insight, he conducts productive negotiations to achieve mutually beneficial outcomes with opposing counsel while helping clients stay focused on the contract provisions that most significantly affect their business. He frequently coordinates with third-party architects, engineers and project managers to confirm lease provisions adequately cover tenants’ needs. Long-term clients appreciate his highly responsive approach, his technical knowledge and his ability to draw on industry partners to resolve technical concerns quickly.
Charlie strives to solve disputes early and avoid litigation. He has helped landlords and tenants in leasing disputes and lease workouts involving distressed tenants.
When working with construction contracts, Charlie resolves problems between owners and contractors. He handles construction projects ranging from 1,000 to over 500,000 rentable square feet in size.
Earlier in his career, Charlie gained experience in mortgage financing and joint ventures.
Representative Experience
Counseled a prominent New York-based Am Law firm as it negotiated a lease of over 500,000 square feet of developed space in Hudson Yards for its new headquarters. This was one of the largest office leases in Manhattan in the year of its transaction and involved issues relating to newly built space, tax incentive programs and the client's unique security and technical requirements.
Counseled a New York non-profit on refinancing its commercial condominium unit on the Lower East Side.
Counseled a prominent investment fund in connection with a production studio joint venture involving multiple leases and purchases of properties to expand its New York City footprint to service its client base of major media and digital content producers. Despite an expedited timeline, the transaction structure was fluid and the deal was completed on time.
Counseled a major retail business in connection with the subleasing of a flagship location in Midtown NYC.
Counseling a prominent athletic wear brand in its fast-paced negotiation of retail (10-20,000 square feet) leases throughout the United States.
- Counseled the owner of an iconic cultural landmark building complex in New York City through the negotiation of a 25-year lease renewal with a global leading art and luxury business tenant. The lease encompassed nearly 400,000 square feet of prime retail, office and warehouse space in Midtown Manhattan.
