Seth A. Chaikin is a partner in the Real Estate Practice Group of Davis & Gilbert. His practice focuses on commercial leasing, representing both landlords and tenants in retail and office leasing. Mr. Chaikin also has substantial experience counseling companies on the acquisition, development, sale, and financing of commercial property and advising clients in the advertising and digital media industries.

Mr. Chaikin regularly drafts and negotiates:

  • Office, retail, industrial, warehouse, and telecommunications leases
  • Purchase and sale agreements
  • Lease amendments (including surrender agreements, partial surrender agreements, extension agreements, expansion agreements, relocation agreements and recapture agreements)
  • Sublease and assignment agreements
  • Consents (including consents to assignment, sublease and license agreements), license agreements (including telecommunication license agreements, storage license agreements, event license agreements and parking garage license agreements)
  • Guarantees, brokerage agreements, recognition agreements/SNDAs
  • Construction, architect and service provider agreements (including AIA form agreements)
  • Estoppel certificates, property management agreements, leasing agency agreements, and asset management agreements

In recognition of his achievements, Mr. Chaikin was selected as a Rising Star by New York Metro Super Lawyers (2017 & 2018).

Prior to joining Davis & Gilbert, Mr. Chaikin was a real estate attorney at Schulte Roth & Zabel LLP.

  • Represented Mizuho Americas in a 340,000 square foot lease of headquarters space in New York City.
  • Represented Tishman Speyer in the leasing of approximately 800,000 square feet of office space at The Spiral, the developer’s planned Hudson Yards District office tower, to tenant Pfizer Inc. to serve as Pfizer’s new global headquarters.
  • Represented the Associated Press in a 170,000 square foot lease of headquarters space in New York City.
  • Represented the owner in the sale of a development site in Flushing, Queens for $66 million.
  • Represented the landlord in a 70,000 square foot lease to a financial services firm in Jersey City, NJ.
  • Represented 24/7 Real Media US in a 90,000 square foot lease in New York City.
  • Represented a nationally recognized hedge fund in an airplane hangar lease.
  • Represented an international global communications group in a 20,000 square foot lease in Washington, D.C.
  • Represented an international bank in the subleasing of 60,000 square feet of space to a law firm in New York City.

  • Represented Monday Properties in a 144,000 square foot lease located at 230 Park Avenue to financial services firm ING.
  • Represented Lehman Brothers Inc. in an 86,000 square foot lease to a nationally recognized financial services provider in Greenville, SC.
  • Represented Pret A Manger in the leasing of stores in New York City, Boston and Washington D.C.
  • Represented Lehman Brothers Inc. in an 85,000 square foot lease to an auto-parts manufacturer in Southfield, MI.
  • Represented the landlord in a 10,000 square foot warehouse lease with an art gallery in Queens, NY.
  • Represented a private equity firm in an 11,000 square foot lease in Hudson Yards, New York City.
  • Represented Young & Rubicam in the sale of its 285 Madison Avenue, New York City headquarters building and related 1031 exchange.
  • Represented a large private equity fund in a 26,000 square foot lease to a hedge fund in New York City.
