Yossi Subar is a partner in the Real Estate Practice Group of Davis & Gilbert. His practice covers a broad range of real estate transactions, including the leasing, acquisition, sale and financing of commercial properties, with a special emphasis in the leasing of office, retail and industrial spaces. He regularly represents landlords and tenants of all sizes and has extensive expertise with complex lease negotiations, handling some of the largest commercial office leases in New York City in the past several years. Mr. Subar has represented such prominent organizations as Group M Worldwide, Inc., Polo Ralph Lauren, The National Football League, Natixis, and Meredith Corporation in their office headquarter leases, totaling well over a million square feet combined. Mr. Subar also advises a number of well-known international retailers such as Uniqlo, Theory and Polo Ralph Lauren. While in law school, Mr. Subar served on the Cardozo Law Review as the Associate Editor.

Mr. Subar has been recognized by The Legal 500 United States in the area of real estate. In addition, he was also selected as a Super Lawyer by New York Metro Super Lawyers (2015-2016). Prior to joining Davis & Gilbert, Mr. Subar was a real estate attorney at Paul, Weiss, Rifkind, Wharton & Garrison, LLP.

REPRESENTATIVE ENGAGEMENTS

  • Represented Group M Worldwide, Inc. in the leasing of over 515,000 square feet at 3 World Trade Center in New York City. This transaction was one of the largest commercial office leases completed in 2013.
  • Represented SJP Properties, landlord of 11 Times Square, in the leasing of approximately 400,000 square feet to the law firm Proskauer Rose LLP.
  • Represented an American multinational apparel company in the relocation of its East Coast corporate headquarters to 265,000 square feet in downtown Manhattan. This lease was the largest relocation in the year it was completed and the winner of The Real Estate Board of New York’s Most Ingenious Deal of the Year Award.
  • Represented Polo Ralph Lauren in the restructuring and renewal of its lease at 650 Madison Avenue for approximately 240,000 square feet. This lease was among the top ten largest leases the year it was signed.
  • Represented the National Football League in the relocation of its headquarters to approximately 170,000 square feet in midtown Manhattan.
  • Represented Natixis in the leasing of approximately 210,000 square feet of Class A office space at 1251 Avenue of the Americas in connection with the relocation and consolidation of its North American headquarters.
  • Represented Meredith Corporation in the leasing of approximately 210,000 square feet of Class A office space at 805 Third Avenue in connection with the relocation of its New York headquarters.
  • Represented Uniqlo in connection with its nationwide rollout.
  • Represented a major New York City real estate investment fund in the following transactions: a $270 million purchase and financing (mortgage and mezzanine) of a 400,000 square foot office and retail building in New York City; a $250 million sale of a 12-story office and retail building in New York City; and a $205 million purchase and financing (mortgage and mezzanine) of a 200 acre office park in Westchester County, New York.
  • Represented a Japanese financial institution in the sale of its $515 million portfolio of seven Westin-branded hotels in the United States and Canada.
  • Represented an international investment company in its $215 million sale of a commercial condominium unit in New York City.
  • Represented a major Brooklyn developer in the condominium conversion of a 13 story office and retail building in Brooklyn, New York.
  • Represented a national construction lender in its restructuring and syndication of a $380 million construction loan for the development of the New York Times Building.
  • Represented a leading national owner and operator of restaurants in a $565 million sale-leaseback transaction in connection with its acquisition of a leading publicly-traded restaurant operator.
  • Represented a joint venture partner in the acquisition of three Ohio apartment communities in connection with the dissolution of the partnership.
